Starcore Capital Group is a multifamily investment and operating company focused on acquiring and transforming well-located apartment communities in the Dallas–Fort Worth market.
We are not a firm that raises capital and disappears. We are operators first — deeply embedded in the day-to-day performance of every asset we own. Our approach combines disciplined acquisitions with hands-on operational execution to generate durable cash flow and long-term value for our investors.
Today, Starcore Capital owns and operates 450+ multifamily units with over $100M in assets under management — built from the ground up without institutional backing, one disciplined decision at a time.

INVESTMENT CRITERIA
Starcore Capital reviews opportunities continuously. Very few make it through our underwriting process. Here is how we evaluate every deal:
Market Focus
We invest primarily in the Dallas–Fort Worth Metroplex — one of the strongest multifamily markets in the country, driven by consistent population growth, job diversification, and business-friendly policy. We know this market deeply because we operate in it every day.
Asset Profile
We target workforce housing communities — 50 to 300+ units — that are well-located but operationally underperforming. We look for properties where hands-on management, targeted renovations, and operational discipline can unlock significant value.
Underwriting Discipline
We underwrite conservatively — stress-testing rent assumptions, expense ratios, and exit cap rates before committing. We do not chase pro forma projections. We build our returns from real operational improvement, not optimistic assumptions.
Value Creation Thesis
Every acquisition must have a clear, executable business plan. We focus on operational value-add — improving NOI through expense management, revenue optimization, and resident retention — alongside strategic physical improvements where warranted.
Investor Alignment
We co-invest alongside our investors in every deal. Our interests are always aligned — we win when our investors win.
LEADERSHIP
Starcore Capital is led by Vivek and Asha Kangralkar — entrepreneurs who built multiple businesses from the ground up before entering real estate.
Their journey did not begin with capital or institutional backing. It began with resilience, grit, and a relentless belief in building something that lasts. After Vivek’s 2012 corporate layoff, they made a decision — no more waiting for someone else to determine their future. They started a stone slabs import business from scratch, with no customers, no track record, no safety net, and a loan on their 401K. They built it into a real business through sheer determination — driving 257 miles to Houston for client meetings and returning home before 2:45pm to pick up their daughters from school. Every week. For three years straight.
That same hunger built Avacraft — a consumer brand that grew into a nationally recognized company featured by Forbes, Amazon, and major media outlets. And that same hunger built Starcore Capital.
This entrepreneurial foundation shapes how they approach real estate today: as operators and builders, not just investors.
